Security Deposit/ Bond

When we manage the property your deposit will typically be equal to 5 weeks rent (and not more). We protect your deposit using the Tenancy Deposit Scheme.

Holding Deposit (per tenancy)

To secure a property, one-week's rent is required as a reservation fee. It's important to note that this fee will not be refunded if any relevant individual (including guarantors) withdraws from the tenancy, provides significant false or misleading information, or fails to sign the tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or any other mutually agreed upon deadline in writing).

Security Deposit (per tenancy)

Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent

To encourage timely payment of rent and address non-payment issues, an interest rate of 3% above the Bank of England Base Rate will be applied from the Rent Due Date until the outstanding rent is settled. It's important to note that this interest will only be charged if the rent remains unpaid for more than 14 days after the due date.

Lost Key(s) or other Security Device(s)

Tenants are responsible for the full cost of replacing any lost key(s) or security device(s). If the loss requires changing locks, the tenant will be charged for the locksmith's fee, new lock, and replacement keys for themselves, the landlord, and anyone else needing keys. Additional charges of £15 per hour will apply if extra time is required to replace the lost key(s) or security device(s).

Variation of Contract (tenants request)

The fee for each agreed variation is £50, which includes compensation for expenses related to following the landlord's instructions and the preparation and completion of new legal documents.

Change of Sharer (tenants request)

£50 per replacement tenant or actual reasonable costs incurred, whichever is higher. This covers landlord's instructions, tenant referencing, Right-to-Rent checks, deposit registration, and new legal document preparation.

Early Termination (tenants request)

If the tenant chooses to end the contract early, they will be responsible for the landlord's costs in finding a new tenant and any outstanding rent until the start of the replacement tenancy, up to the maximum amount of remaining rent.
